Production & Scheduling

At this point, while the you’re working through the selection process with our Hartman Homes Interior Designer, the Hartman Homes Production Team is hard at work with the formal construction of the home.

Production Phases

1. Staking the Lot – For this step, we will meet on the site to assess the placement of the house, establish the height of the foundation, and the location of the driveway and the turn around. Smaller acreage lots may require the assistance of a surveyor.
2. Foundation and Framing Phase – Excavation of the lot takes place, the foundation is installed and backfilled, the structure is built, and roofing materials are installed.
3. Mechanical Rough-in Phase – A mechanical meeting will take place at the site with our mechanical subcontractors. At this meeting, locations are reviewed with you for such items as electrical, plumbing, heating, audio/video wiring, security system, and more. Upon completion of the mechanical installations, the home will be insulated and sheetrock with be hung and taped.
4. Hard Flooring Phase – Hard flooring consists of various flooring such as tile floors, tile showers, interior concrete finishes, and hardwood flooring. The hardwood floors will be stained and coated on site. The floors are covered for protection in anticipation of the trim carpenters.
5. Interior Finishing Phase – This phase can vary in time due to the size and complexity of the finishes. During this phase, you will see installation of cabinets, counter tops, doors, trim, specialty millwork (built-ins, benches, fireplace mantles, stone, metal, etc.) Painting will be completed during this phase as well.  Onsite meetings may be requested with the homeowner and designer as questions arise.
6. Non-Critical Work Phase – There are various stages of construction that are considered Non-Critical Path items due to fact that they are independent of other work stages. These construction components include the well and septic (if applicable), siding, exterior stone work, deck and porch finish, landscaping, and outside concrete work.
7. The Final Phase – The final phase brings all your selections together with final painting, hardwood floor final coats, hardware, carpet, cleaning, and miscellaneous punch list items..

Scheduling

Over the years, we have built long standing relationships with our reputable and experienced subcontractors and vendors, enabling us to schedule an accurate occupancy date far in advance. As we near the end of the framing process, a complete build schedule is generated to give us a guideline to follow day to day. The build schedule is online and accessible by you and the subcontractors and vendors working on your project. This software also allows you to view photos taken by your job superintendent of the construction progress.

On-Site Visits and Safety

We encourage you to have the opportunity to be hands on throughout the building process. In addition to more formalized meetings at the site, such as the mechanical walk through, we encourage you to visit the job site as often as you'd like.
